New Construction Inspection — Florida
Even brand-new homes have defects. Primetime does phase inspections (pre-drywall, final walk) and 11-month warranty inspections so you catch problems while the builder is still on the hook. Every roof is walked; every attic is entered; every finish is tested.
What we inspect
- Pre-drywall: framing, plumbing/electrical rough-in, waterproofing, HVAC rough
- Final walk / pre-closing: complete home inspection scope + punch list
- 11-month warranty: settlement cracks, HVAC balance, plumbing leaks, roof settling, appliance function
- Written report you can hand to the builder verbatim

- Before drywall goes up (rough-in phase)
- Right before your closing/walkthrough
- Month 10–11 of your builder's 1-year warranty
What to expect on inspection day
Coordinate with your builder
You (or we) let the site super know when we're coming. Access to the finished/framed home is all we need.
On-site (2–4 hours)
Pre-drywall: framing, rough-ins, waterproofing. Final walk: full home scope + punch list. 11-month: settlement, HVAC balance, warranty items.
Report within 24 hours
Written report formatted so you can hand it to the builder verbatim. Photos, severity, and location for every item.
Frequently asked questions
- Why inspect a brand-new home?
- New builds are assembled fast by many subcontractors. Missing strapping, unsealed penetrations, reversed-polarity outlets, and unbalanced HVAC are common — and they're the builder's cost to fix, not yours, if you find them in time.
- When should I schedule the 11-month warranty inspection?
- Around month 10 or 11 of the one-year builder warranty. That leaves time to submit the list and get repairs scheduled before the warranty closes.
- Will the builder let an inspector on site?
- Yes. Florida builders routinely accommodate buyer inspections. We coordinate the visit with the site superintendent.
