Full Home Inspection — South Florida
A Primetime full home inspection covers every accessible system in the property — foundation, roof, electrical, plumbing, HVAC, insulation, structure, doors, windows, and appliances. We walk the roof by hand, get in the attic, and put eyes on every mechanical system so nothing is guessed at.
What we inspect
- Roof: hand-walked, tiles/underlayment, flashing, penetrations
- Structure: foundation, framing visible in attic and crawlspace
- Electrical: main panel, sub-panels, GFCI/AFCI, grounding, sample outlets
- Plumbing: supply materials, drain lines, water heater, sample fixtures
- HVAC: air handler, condenser, ductwork, temperature split
- Interior: doors, windows, walls, ceilings, floors, staircases
- Exterior: siding, soffits, grading, drainage, driveway/walkway
- Attic & insulation, ventilation, moisture indicators
- Appliances (built-in) tested at normal controls
When to order it
- Before closing on any residential purchase
- End-of-warranty check on a new build (usually month 11)
- Pre-listing inspection so sellers price with no surprises
- After a major storm, remodel, or roof replacement
What to expect on inspection day
Before we arrive
You confirm access to the attic, electrical panels, water heater, and any locked rooms. Utilities should be on. We'll text an ETA the morning of.
On-site (2–4 hours)
We walk the roof by hand, enter the attic, test every accessible system, and photograph every finding. You're welcome to walk the last hour with us.
Report within 24 hours
You get a full illustrated PDF with photos, severity, and recommended follow-ups — ready to share with your agent, lender, or insurer.
Frequently asked questions
- How long does a full home inspection take in South Florida?
- Most homes take 2 to 4 hours on site depending on size and age. The written report is delivered within 24 hours.
- Should I attend the inspection?
- You're welcome to. Most clients join for the last hour so we can walk the findings together before the report is written.
- Do you use drones on the roof?
- No. Every accessible roof is laddered and walked by hand. Drones miss soft decking, cracked tile you can only find underfoot, and flashing detail.
- Does a full home inspection satisfy my insurance company?
- Not by itself. Florida insurers usually want a 4-point inspection and a wind mitigation report. We can bundle both with the full inspection in one visit.
