Mold Inspection

Mold Inspection — Miami & South Florida

South Florida heat, humidity, and summer storms make mold one of the most common problems we find in Miami homes. Our mold inspection is a hands-on visual inspection: we look for visible mold growth, the moisture that feeds it, and the leaks, AC issues, and ventilation problems that cause it. We do not take air or surface samples or send anything to a lab — we show you where the problem is and what's causing it, so you know what to fix.

What we inspect

  • Visible mold growth on walls, ceilings, cabinets, and closets
  • Attic inspection for roof leaks, staining, and poor ventilation
  • AC air handler, drain pan, condensate line, and supply vents
  • Under sinks, around tubs, showers, toilets, and water heaters
  • Windows, sliding doors, and exterior walls for water intrusion
  • Water stains, soft drywall, peeling paint, and musty odors
  • Likely moisture source for every problem area found
  • Written report with photos and recommended next steps

When to order it

  • Buying a home or condo, especially one that's been vacant
  • Musty smell, visible spots, or staining you can't explain
  • After a roof leak, plumbing leak, or hurricane water intrusion
  • AC problems, high indoor humidity, or condensation on vents
  • Before or after repairs, to confirm the moisture source is fixed

Frequently asked questions

Do you do mold testing or lab samples?
No. Our mold inspection is visual. We find visible mold and the moisture causing it. If you need air or surface samples tested by a lab, we'll tell you so you can arrange it with a testing company.
Why is mold so common in Miami homes?
High humidity, heavy rain, roof leaks, and AC systems that run most of the year all create moisture. Mold grows wherever moisture stays — attics, AC closets, under sinks, and behind walls near leaks.
Does a regular home inspection check for mold?
A full home inspection notes visible mold and moisture we come across. A dedicated mold inspection spends more time looking specifically for mold, moisture sources, and the conditions that cause it.
What should I do if mold is found?
Fix the moisture source first — the leak, drain line, or ventilation problem. Then have the affected area cleaned or remediated by a qualified company. Our report shows where to start.
How much does a mold inspection cost in Miami?
It depends on the size of the home and access. Call 786-426-4680 for a quote. It costs less when added to a full home inspection on the same visit.
